M&L provides assistance to government, non-profit organizations, developers and property owners aimed at expanding housing choice and improving the condition of the local housing stock. EXPERTS WITH RENTAL HOUSING DEVELOPMENT PROGRAMS
Section 42 Housing Tax Credits

To date, Mullin & Lonergan has participated in the development of more than 2,500 units financed in part with equity from the sale of Federal Low Income Housing Tax Credits. We also provide compliance and management training services for rental housing developments assisted in part with HOME funds and/or equity from the sale of Low Income Housing Tax Credits. M&L provides these services through our affiliate firm, M&L Compliance Management, LLC. Additionally, Mullin & Lonergan has participated in the development of more than 640 units of Section 202 elderly housing and Section 811 housing for persons with disabilities.


FAMILIARITY WITH AFFORDABLE HOMEOWNERSHIP PROGRAMS

Mullin & Lonergan has assisted many organizations in carrying out subsidized homeownership programs. Our staff works with private and public agencies to identify potential sources of subsidy, including CDBG funds, HOME funds, State funds and FHLB funds. Typically, these funds are used for homeowner counseling, down-payment assistance, closing cost assistance and second mortgage loans to absorb appraisal gaps. Once a program has been defined, we work with commercial lending institutions to secure commitments for first mortgage loans.
