Our workforce is comprised of housing specialists, community planners, local government specialists, and housing finance/development experts.

The principals of the firm are national leaders in the fields of community and economic development, housing development and finance, and urban planning. Our staff has unique qualifications and professional expertise that blends urban planning, development, strategic planning, finance, and project implementation within one consulting firm.

Our employees are seasoned project managers and young professionals with exceptional practical experience and educational attainment. The majority of our planning staff has attained their professional AICP certification.

Principals

Professional Staff

Kate Molinaro is passionate about community engagement strategies that inform strategic planning efforts to build and improve sustainable communities. Kate focuses her efforts on providing “real world” experience rooted in her years as a practitioner in the public sector.  Her experience with project and budget development, grant management, and policy research and analysis pair well with the communication and relationship-building skills developed while engaging with local, state and federal partners.

Prior to joining M&L Kate served as Director of Community Development for the Cumberland County Housing and Redevelopment Authorities. In this role, she took the lead on developing comprehensive and strategic plans to guide the county’s housing, community and economic development activities.  In addition, she was responsible for the planning, development, oversight and management of over $3.5 million in federal grants.

Kate received her B.A. in Political Science from Westminster College and her M.P.A. from Shippensburg University.  Kate’s professional interests include redevelopment planning, Brownfield reuse and re-utilization and blight remediation strategies.  Outside of work, Kate enjoys reading, running, and is an avid Steelers, Penguins and Fighting Irish fan.

Jessica returned to M&L in 2025 as Client Account Lead, bringing a client-first approach to ensuring every engagement is responsive, high-quality, and well-coordinated. She works across project teams to align services with client goals, uphold rigorous quality standards, and provide trusted guidance as communities navigate complex HUD programs.

Jessica brings more than 20 years of leadership experience across housing, homelessness, and community development. Most recently, she served as Deputy Project Director at Abt Global, where she was a leading provider of HUD HOME-ARP technical assistance, supporting state and local governments nationwide. She is also a HUD-certified Continuum of Care (CoC) and Emergency Solutions Grant (ESG) technical assistance provider, with extensive knowledge of federal programs administered through HUD’s Public and Indian Housing and Community Planning and Development offices. Her background includes senior leadership roles in local government and nonprofit housing, including serving as Director of the Office of Community Services for the City of Alexandria, Virginia. Jessica holds a Bachelor of Science in Psychology from the College of Charleston and a Master of Social Work from Virginia Commonwealth University.

Danielle joined our team in June of 2021. Previously, Danielle spent four years working various roles in local government, including marketing, economic development, and administration. Danielle received her Master of Public Administration from Arkansas State University in 2020. Her first assignments include Community Development Block Grant applications for Coal Township, New Castle, New Kensington, Pittston, Pottsville, and Staunton, Virginia.

Originally from Ohio, Danielle is a loyal Browns and Buckeyes fan. Outside of work, Danielle enjoys traveling, working on home projects, and making memories with her husband and young son.

Kate joined the M&L team in August of 2010 to assist with the development of affordable housing.  As Development Specialist, she is primarily responsible for the processing of documentation for all funding applications, project closings, and cost certifications.  Kate’s expertise lies in research, writing, and editing, skills she honed while homeschooling her three children.

Eddy Kaplaniak joined Mullin & Lonergan (M&L) in 2018. Since joining the staff, Eddy has worked on numerous Low Income Housing Tax Credit applications, Federal Home Loan Bank, Affordable Housing Program applications, and Pennsylvania Department of Community and Economic development grant applications. In addition, Eddy has worked with clients in the predevelopment stage on feasibility analysis including site selection, financial modeling, and market demand analysis. Eddy has quickly become a key member of M&L’s Development Team.

Prior to joining M&L, Eddy worked for Norfolk Southern Railway Company, a class one railroad with more than 19,500 route miles in 22 states, to protect and maximize the company’s real estate portfolio in Western and Central Pennsylvania and New York. While at Norfolk Southern, he specialized in property acquisition and disposition including permanent right-of-way and temporary construction easements.

Eddy’s professional experience in corporate real estate, economic development, financial and contract management, coupled with formal training in Urban Planning, uniquely enables him to engage residents and businesses in conversations aimed at sharing information and ideas to cultivate successful development projects. For example, success in the roles listed below required collaborating with all levels of corporate management, federal, state and local government officials, boards and committees, businesses, individuals and other stakeholders to achieve sustainable, cost-effective and realistic solutions to complex challenges.

Kevin Tang has been serving as a Housing & Community Development Specialist at M&L since August 2019. Kevin’s mindset is rooted in geospatial thinking, concerned with both place-based community development and network systems within and between places. Naturally, GIS is a favorite instrument for analysis and investigation. At M&L, Kevin has worked on the AIs for Rhode Island, Lynchburg, VA, and Williamsport, PA as well as the West Virginia Housing Needs Assessment. Kevin holds a BA in Urban Studies and Ecology & Evolution and an MPA from the University of Pittsburgh.

Before starting at M&L, Kevin served in a number of roles in the nonprofit sector and academic research. When not glued to his computer screen, Kevin enjoys taking a bike ride and trying good food and drink around the ‘Burgh.

Myia is a community development specialist with my master’s in Community & Regional Planning with a concentration in Community Development and Housing from The Alabama A&M University. She is a member of Sigma Gamma Rho Sorority who is passionate about community service through the creation of sustainable and affordable housing and helping to revitalize communities without displacement.

Previously Myia worked for the City of Mobile as a CDBG-CV Junior Analyst, where she assisted in implementing food pantries throughout the City and creating affordable housing through rehab and reconstruction of tax delinquent properties in Mobile. In her free time, Myia enjoys spending time with my family, spending time outdoors, listening to her favorite music and dancing, and trying foods from various cultures.

Emily Reilly joined M&L in June of 2022 as a Housing and Community Development Specialist. Emily had recently graduated from West Chester University in May of 2022 with a BS in Urban and Environmental Planning, along with two minors, one in Geographic Information Systems and another is Applied Community Environmental Sustainability. During her last semester at college, Emily had the opportunity to intern with Delaware County’s Office of Sustainability, where she gained vast knowledge and experience, as well as important insight into the working relationship between local governments and consultants. Initially, Emily has taken on responsibilities working with CDBG Applications, Annual Action Plans, and using GIS to create geospatial maps.

Emily resides in the chocolate capital of the world, Hershey Pennsylvania and enjoys spending her time reading, painting, and watching Philly sports with her family.

Hannah Genovese joined M&L in May 2023 as a Housing and Community Development Specialist. Hannah received her B.A. in Political Science and Spanish from Penn State University in 2015 and worked for PPG Architectural Coatings as a Transportation Coordinator. In 2021, she decided to return to school and graduated with her Master of Public Administration from the University of Pittsburgh’s Graduate School of Public and International Affairs, majoring in Urban Affairs and Planning in 2023. During her studies, she had the opportunity to intern with Cranberry Township’s Planning and Development Services reviewing development applications and various township ordinances. She was also a program manager for the Center for Analytical Approached to Social Innovation at Pitt, which applied data science to affect change on social issues.

She currently lives in Pittsburgh and spends her free time reading, knitting, sewing, lounging with her dog, or taking bike rides around the city.

Maj joined M&L in 2024 as a Development Analyst. She recently received her B.S. in Business Administration from Carnegie Mellon University in May of 2024 with a concentration in Finance, along with a minor in French and Francophone studies. Through her internship and work experience, she gained knowledge in product management, venture capital, and technology, giving her valuable insight into customer relations and the world of analytics. During her product management internship in 2023 at Amphenol Communications Solutions in Etters, PA, she honed her interpersonal skills through many client calls, while also researching technological advancements and AI to drive product development at the company. She also developed her skills in finance through her time as a venture analyst at BM Prime Capital.

Born and raised in Central PA, Maj currently lives in Camp Hill with her family. During her free time, she enjoys painting, creating henna designs, and doing calligraphy in Arabic and English.

Alyssa Feher joined M&L in January 2025 as a Housing and Community Development Specialist.  Alyssa has over twelve years’ experience serving low-income Pennsylvania clients in various state and federal programs. Her background includes human resources, program implementation and management, service delivery improvement, and grant compliance. Alyssa previously worked for the Cumberland County Housing and Redevelopment Authorities as the Homeless and Special Needs Grants Manager. While there, she oversaw grant management of various federal, state and local grants while ensuring compliance with funding requirements. In her most recent role Alyssa was a HOME and HOME-ARP Program Grant Manager at the Commonwealth of Pennsylvania with DCED.  While at DCED Alyssa assisted grantees with the HOME Program and was integral in implementing the HOME-ARP Program for the Commonwealth.

Alyssa holds a Bachelor’s Degree in Political Science from Shippensburg University and a Master’s Degree in Organizational Leadership from Mansfield University. She enjoys spending time with her family, baking, cycling, and running.

Cassandra Confer joined M&L in February 2025 as a Housing and Community Development Specialist. Cassandra comes to M&L from a social services background, having managed youth programs for several Pittsburgh non-profits, including Goodwill of Southwestern Pennsylvania. In her previous roles, Cassandra oversaw program funding and compliance, program implementation and services, and program staff. While managing these programs, Cassandra witnessed firsthand the importance of safe and affordable housing and how HUD funding can be used in service delivery. Community Development Block Grant (CDBG) funding was used to implement integral supportive services for the youth in the City of Pittsburgh and Allegheny County.

Originally from Western PA, Cassandra has lived in Pittsburgh since 2018. Cassandra holds a Bachelor’s Degree in History from Indiana University of Pennsylvania, with minors in Anthropology and Gender Studies. In her free time, she enjoys exploring the city with her sister, watching anime, and lounging with her cats.

Ryan joined M&L in 2026 as a Development Analyst. He recently received his B.S. in Finance from Messiah University in May of 2025 while focusing his studies on data analysis, research, and Investments. Through his experience, Ryan participated in Messiah University’s Investment Fund, VITA Tax Program, and the prestigious Natixis Students Challenge where his roles as research analyst, portfolio manager, and tax preparer helped deepen his knowledge of financial markets, research and tax all while being mentored by individuals from an industry leading institution. Through this, Ryan has used his skills to produce positive results, high returns and continues to grow and achieve certifications such as Financial Modeling Valuation Analyst (FMVA®), Securities Industry Essentials (SIE®), FinTech Industry Professional (FTIP®) and more that span across his Excel and Investing skillset.

Born and raised in Kennesaw, Georgia, Ryan now lives in Mechanicsburg. When he is free, Ryan enjoys golfing, disc golf, collecting sports cards, and watching the Atlanta Braves and Georgia Bulldogs

Krysten Bentz joined M&L in 2012 and has served as the Program Coordinator for the Borough of Somerville and the Borough of Manville’s Section 8 Housing Choice Voucher Programs. With over a decade of experience in affordable housing administration, Krysten oversees the day-to-day operations of the program, ensuring compliance with HUD regulations while providing essential support to low-income families in securing safe and stable housing.

With a strong dedication to public service and housing equity, Krysten continues to make a meaningful impact on the lives of residents across both boroughs.

Jessica has been with M&L Associates since 2014 as the Assistant Program Coordinator, and in 2020 became the Certified Specialist of inspection-HQS for Somerville and Manville’s Section 8 Housing Programs.

By day, Jessica helps families secure safe and affordable housing; by night, Jessica is the proud Mom of a large family, a horror movie enthusiast, and someone who believes Halloween deserves way more than just one day a year – basically, “I live for Spooky Season.”
